Pre-Funding Due Diligence

This service will determine if the hard cost budget is adequate and reflects the work shown on the project plans and if the project can be completed according to schedule and scope. Contract and permit issues  will be clearly identified. This phase includes a review of construction drawings, hard cost estimates, contracts, permits, budgets and schedules.

 Construction Loan
        Monitoring

Construction progress inspection reporting ranges from limited scope lender progress payment reviews to full scope project status reviews including:
·         Contract Status Updates
·         Construction progress status analysis
·         Design Development status
·         Independent testing and Inspection status

Project Closeout &            Inspection

This critical review includes an independent analysis of your project at closeout for final payment.  This is the time  to verify the work is complete and satisfactory, the documentation in hand is acceptable and to identify missing or incomplete documentation.  It is also the time for us  to recommend general settlement terms when necessary and requested.

        Why TC&A?

We are different and we will make a difference. Our Senior team and any other resources required on your portfolio have in depth experience in Construction/Contracting, Auditing and Lending. This give us an understanding of the lender's perspective and needs, and allows us to more efficiently examine the key variables. As your "proxy" during construction we are your eyes and ears, serving as an independent and objective source of observational analytics, including industry specific field examination procedures.
